Residential Property Investment Proposal
The Companies have been established to enable Investors to
combine their funds so as to spread the individual risks of
owning a single property, and to benefit from the additional
profits available from dealing in residential property, refurbishment
and resale.
The Companies intend to acquire residential property in Central
and Greater London, the majority of which will be let. It
is intended that a lesser number of properties will be purchased
with a view to being refurbished, or converted or otherwise
enhanced in value, with a view to being sold, within six to
twelve months.
The underlying philosophy of the Companies is that a carefully
selected and prepared portfolio of investment property - fully
let and efficiently managed - should steadily gain in value,
in the medium term.
Such gains can, with the careful use of gearing, be multiplied
by say 2.5 times. Additionally, there are trading opportunities
in the London residential market which can be exploited for
more immediate gain, thus providing extra profits to enhance
the bottom line, albeit at a somewhat higher risk.
